The Snodon Standard

Barrow County Real Estate and Growth Report

The Snodon Standard is a quarterly examination of Barrow County’s residential market and the public decisions shaping growth around it. Each issue combines Georgia MLS activity with permit, development, tax, budget, transportation, water, sewer, and local-government records.

The name reaches backward while the report looks forward: documenting how property, infrastructure, taxation, land use, and public decisions continue reshaping the same place over time.

Research standard

How the report is built

Residential methodology

Residential findings use Georgia MLS and define Barrow County by physical property location. Q2 2026 covers April 1 through June 30, with comparisons to Q1 2026 and Q2 2025. Closed-sale calculations use frozen publication-control datasets rather than later-changing live reports.

Months of inventory equals quarter-end active inventory divided by average monthly closed sales. Price per square foot excludes living area below 500 square feet, and one noncredible sale-price-to-original-list-price outlier was excluded.

Public-record standard

  • Barrow County permits and planning records
  • Tax, millage, and assessment materials
  • FY2027 approved county budget
  • Water, sewer, transportation, and BOC records
  • Pending cases remain identified as pending
  • Approximate values remain labeled approximate

Local guidance. Property-specific context.

Countywide data provides context. Your property deserves a closer look.

A countywide median cannot determine what one house should sell for or whether one location fits a buyer's plans. Property-specific guidance can include comparative market analysis, buyer strategy, neighborhood context, and nearby development review.
